In general, the average home sells between 10-14 days, with the quicker sale times occuring in Central Etobicoke. These statistics are taken from the MLS, and do not account for the fact that some homes sell only after getting re-listed a lower price or a later time. For example, if a home gets listed at $1,200,000 and doesn't sell in a month, then gets terminated and re-listed at $999,000 and sells in seven days, the data will only reflect the 7 day marketing period at the lower list price. Aside from the informaiton featured in the above maps and graphs, Days on Market (DOM) trends, along with the market inventory, give us a good glimpse at the overall picture of the real estate market in Etobicoke.
Inventory is calculated by finding how many homes sell on average each month, and then applying it to how many homes there are for sale in a given area. It basically asks: "If no other homes are put on the market, how long would it take for the current homes for sale (inventory) to sell out?"
For example, if there are 10 homes for sale, and an average of 2 homes sell per month, then there are 5 months of inventory (10 homes for sale / 2 homes sold each month.)
6 months of inventory is considered a balanced market. Anything less than 6 months moves towards a seller's market, and anything more than 6 months is considered a buyer's market. Keeping track of inventory, along with other factors like your average days on market and Average Sale Price Trends can give a good indication of which way the market is heading.
